Annual costs: ILIA, TARI, service charges

Buying a home is a one-off cost; owning it costs something every year. In Trieste there are three fixed items: the property tax (in Friuli Venezia Giulia it is called ILIA and replaced IMU in 2023), the waste tax (TARI) and the building's service charges.

ILIA — how it is estimated

Cadastral income × 1.05 (revaluation) × 160 (multiplier for category A) × rate. It does not replace the official calculation: it also depends on ownership share, months of possession and any reliefs (for example regulated-rent leases). A non-luxury main residence is exempt. Always check with an accountant or the City of Trieste tax office.

TARI — how it is estimated

City of Trieste 2026 household waste-tax rates: a fixed part per net m² and a variable part by number of occupants, plus the 4% provincial surcharge (TEFA). Full amount, without the reductions that must be applied for (for example seasonal use). The real amount is the one on the collector's bill.

Annual figure from the ordinary charges you enter. Extraordinary works and metered consumption (e.g. heating) are excluded. The official figure is the building administrator's statement.

How it works

ILIA = cadastral income × 1.05 × 160 × rate. 160 is the multiplier for homes (category A, excluding A/10). The default rate is 10.6‰, the City of Trieste rate for second homes: you can change it, because it changes with each year's council resolution.
Non-luxury main residence: exempt. Main residence in A/1, A/8, A/9: ILIA is due with its own rate and deduction, which are not estimated here: enter the rate from the resolution.
TARI: a fixed part per net m² plus a variable part by number of occupants, at the City of Trieste's 2026 rates, plus the 4% provincial surcharge (TEFA). If you enter gross m², the net area is estimated at 80%.
Service charges: ordinary monthly charges × 12. Extraordinary works and metered consumption (for example central heating) are left out.
