Purchase costs

When you buy a home in Italy, taxes, the notary and, if there is one, the agency come on top of the price. How much depends on a few questions: main or second home, who is selling, which cadastral category.

Here the sums are done with the 2026 rules. Where the exact figure cannot be known (the cadastral income you don't have, the notary's fee, which is unregulated) you get a range, and we tell you why.

No cadastral income entered: the cadastral base is assumed at 40–60% of the price, the usual range, not a promise. Main-residence relief has conditions (among others: residency in the municipality within 18 months, no other relief-backed main home, non-luxury category).

How it works

  • From a private seller (or a VAT-exempt company) registration tax is charged on the cadastral value, not the price: cadastral income × 1.05 × 110 for a main residence, × 120 otherwise. Rate 2% for a main residence, 9% otherwise, minimum €1,000. Mortgage and land-registry duties are fixed at €50 each.
  • Without the cadastral income, the cadastral value is assumed at 40% to 60% of the price: hence the range.
  • From a builder with VAT: 4% for a main residence, 10% otherwise, 22% for luxury categories, on the price. Registration, mortgage and land-registry duties fixed at €200 each.
  • Main-residence relief does not apply to categories A/1, A/8 and A/9.
  • Notary: the fee is unregulated; the indicative range is 0.4–0.7% of the price, with a realistic minimum. Always ask for a written quote.
  • Agency: the fee is negotiable. On the market it usually ranges from 2% to 4% of the price per side, plus 22% VAT. The field starts at 3%: change it to the one in your agreement, or set it to 0.
