The right rental formula

There is no best rental formula in absolute terms: there is the right one for that home, in that area, with your goals. There are three routes: a transitional lease from 1 to 18 months, a 3+2 regulated-rent lease, a 4+4 open-market lease.

Answer eight questions in six steps: at the end you get the formula that makes most sense in your case, why, where we would change our mind, and the second route.

The three routes

They are not quality levels: they answer different needs.

    Transitional lease (contratto transitorio), 1 to 18 months

    Your property works better on a fixed term.

  • 3+2

    Regulated rent (canone concordato), 3 years plus 2

    Rent within the agreed bands, tax without surprises.

  • 4+4

    Open-market rent (canone libero), 4 years plus 4

How it works

  • Each answer gives a score to each of the three formulas; the highest total wins. On a tie, the order is regulated rent, then 4+4, then transitional.
  • Two answers outweigh the scores: if you can commit the home for less than 18 months, only the transitional lease is left; if the home is unfurnished, the transitional lease drops to second place, because in Trieste it relies on furnished homes.
  • The reasons shown are the weightiest among those tied to your answers; the doubts («where we would change our mind») come from answers that complicate the winning formula (a company without the flat-rate tax, a home outside the municipality, energy class G, unknown energy certificate, return from holiday lets).
  • The path reasons on your answers; it is not a valuation of the home: location, condition and a realistic rent have to be checked on site.
