Move-in cost of a rental
Before signing a lease you need two figures: how much goes out on the day you move in (first month's rent, deposit, registration) and what the home really costs each month, with building charges and the waste tax.

How it works
- Security deposit: the number of months you choose, usually 2. By law it cannot exceed 3 months' rent, and it must be returned at the end of the lease, with legal interest.
- Registration: registration tax of 2% of the annual rent, minimum €67, split equally between landlord and tenant. For 3+2 regulated-rent and university-student leases in high housing-pressure municipalities (such as Trieste) the base is 70% of the rent. With the flat-rate tax (cedolare secca), chosen by the landlord, there is no registration tax and no stamp duty.
- TARI: if you don't know it, it is estimated from the gross m² (the net area is about 80%) with the City of Trieste's 2026 rates, by household size, plus the 4% provincial surcharge.
- Utilities (electricity, gas, internet) and any agency fees are left out: they cannot be estimated without the listing.
