For years the market told a very simple story: buying a home for holiday lets, or turning one over to them, seemed the most profitable choice. In theory, it is often still the formula that promises the most. In practice, much less so.

Our experience on the ground has led us to a different conclusion: in Trieste, in a great many cases, a well-structured transitional let can be smarter, more stable and more profitable than a short holiday let.

The point is not how much comes in on paper. The point is how much you actually keep.

The problem with holiday lets is not the income: it’s everything that comes with it

When you look at a property used for short lets, it is easy to be struck by the most visible figure: the nightly rate. But that is only the first layer.

Underneath there is much more: constant turnover, cleaning, check-ins and check-outs, day-to-day operations, red tape, guest support, the unexpected, empty periods, commissions, VAT, wear and tear, time taken up and the need to keep the offer competitive at all times.

The result: turnover that looks impressive can turn into a margin far less attractive than the owner imagined.

Transitional lets in Trieste, especially for terms of 3, 6, 8, 12 or 18 months, often offer a better balance of return, simplicity and continuity.
